You may be at the beginning of the process, with a clear intention to move forward but no agent instructed and no marketing history. Montclare can consider an application at that stage. The starting point is your objective, the property as it stands and the timeframe in which you would be prepared to act.
It is useful to distinguish a preferred date from a date on which another commitment depends. We also ask whether all owners are aligned, whether an onward purchase is involved and how much flexibility you have around access. These details help us consider a relevant next conversation before any partner is proposed.
An onward move, a change in personal circumstances or a decision to release an asset may make timing central to the sale. Tell us which dates matter, what depends on them and what would happen if they moved. A specific explanation gives us more to work with than a general request for a quick sale.
We consider that context alongside the property, available information and potential partners. Any proposed business must explain its own process and the conditions affecting its timescale. Montclare does not guarantee a completion date; the aim is to identify whether a route merits a closer, informed discussion.
A lengthy marketing period can make it difficult to know what to change. There may have been enquiries but few viewings, viewings without offers or offers that did not meet your expectations. We ask about the activity so far, changes in the asking price and any feedback you have received.
The purpose is to understand the position before considering whether another specialist route could be relevant. A fresh conversation does not automatically mean changing agents or reducing expectations. Tell us about your current instruction and any commitments attached to it so these can be considered before you take another step.
When a transaction stops, the reason matters. The buyer’s circumstances may have changed, a survey may have raised a question or an issue may have emerged during the legal work. We begin with what is known, the stage reached and whether the same question would arise for another buyer.
If the reason is uncertain, say so. Information already available from the transaction may help a relevant partner understand the property, but legal or technical conclusions belong with the appropriate professionals. An alternative route can be considered without assuming that it will remove every obstacle or lead to completion.
An inherited property may involve practical responsibilities as well as decisions shared between several people. You may be arranging access, understanding the condition of an unoccupied home or bringing together information held by different family members and advisers.
We ask who is authorised to act, what stage the estate has reached and whether the intended outcome is agreed. You do not need to resolve legal questions through the application. Explain the position as you understand it, and refer questions about authority, probate or the estate to the appointed legal adviser.
An occupied property needs to be considered with its existing arrangements in view. The tenancy position, access arrangements, licensing information where relevant and the owner’s intentions all help establish what a prospective specialist partner would need to understand.
An application does not require you to change the occupancy arrangements or take steps concerning a tenancy. Tell us about the information you hold and any restrictions on viewings. Questions about tenants’ rights, notices, licensing or other obligations should be addressed with an appropriately qualified adviser.
A portfolio may contain different property types, tenancies, ownership structures and levels of readiness. The objective may be to dispose of the whole holding, release selected assets or work to a staged timetable. We begin by understanding the intended scope and whether the decisions are connected.
An overview is helpful: where the properties are, how they are occupied, who owns them and which assets you would be prepared to sell first. The availability of a suitable specialist partner will influence what can be considered. Any legal, tax or financial implications of the proposed disposal should be discussed with your own advisers.

Where the property falls outside the experience or scope of the partners available to us, that limits what we can usefully offer. The application is an opportunity to establish that fit before either side commits further time.
Substantial refurbishment, a known structural concern, a planning question or an unusual layout may influence the routes available. Describe what you know, which reports or correspondence already exist and whether any work has been undertaken. Photographs and documents can be discussed later where appropriate.
A candid description is more useful than a polished presentation. You do not need to commission a report simply to request a review. Montclare does not diagnose defects or give technical conclusions; those matters remain with the qualified professionals appointed to assess them.
Have the postcode, property type, your approximate value estimate and intended timeframe to hand. If the property has been marketed, a broad account of the activity so far is useful. The fuller application gives you room to explain the ownership, occupation, condition and any outstanding questions.
Think about what a successful sale would allow you to do and what might currently prevent you from proceeding. You can acknowledge uncertainty. The application is intended to help us understand your position, not require you to have every answer before beginning.
Your estimated value is your own indication of expectations, not a Montclare valuation. Applying does not appoint an estate agent or create an obligation to sell. Any proposed introduction, relevant referral arrangement and required permission will be addressed separately.
Price, timing, certainty and practical convenience may all matter, but they do not always carry equal weight. Understanding which is essential helps give a potential partner conversation a useful focus.

A modestly valued property with an owner who is prepared to proceed may be well suited to the service. We consider whether the circumstances, available specialist partners and capacity support a meaningful next step, rather than applying a prestige threshold.
No. We consider properties that have never been marketed as well as those currently or previously on the market. If an estate agent is already instructed, include the agency name and the position of the sale. Any existing agreement or commitment should be understood with the relevant professional before a new appointment is made. A Montclare application does not end or change your current instruction.
No. We consider the circumstances, the owner’s intention and readiness, the potential relevance of available partners and our capacity. An application helps establish whether there is a worthwhile conversation to have. Sometimes an outstanding question needs to be resolved first, or a later review would be more appropriate. Completing the eligibility check or full application does not reserve a consultation.
Montclare’s intended role is origination and introduction, with personal contact around that process. We do not provide formal valuations, market the property as your agent, negotiate transactions, hold client money or carry out conveyancing. If an estate agency or another transactional service is required, it will be supplied by the relevant appointed firm under its own agreement. Your decision to instruct that firm is separate from your application to Montclare.

Before a proposed introduction, the recipient, the purpose and the relevant arrangements should be explained, with any required permission addressed separately.
