How the service works, what an application involves and what to expect from a proposed introduction. These answers are intended to help you decide whether a Private Client Review is the right starting point.
Montclare is a private property-origination and introduction service for London property owners. We consider the property alongside the owner’s priorities, timeframe and readiness to sell. Where appropriate, we may introduce the owner to a relevant specialist property business. A dedicated Montclare contact remains available around that process, while any appointed firm provides its own transactional or professional services under its own terms.
London property owners, joint owners, executors and properly authorised representatives may request a review. Tell us your relationship to the property and whether all legal owners are aligned about selling. If the authority to act or the position of the estate is uncertain, explain what is known; the relevant legal matters need to be established with the appropriate adviser before a transaction can proceed.
No. Seller commitment, timeframe and practical readiness carry more weight in our review than property value alone. A modestly valued property with an owner who is prepared to proceed may be well suited to the service. We consider whether the circumstances, available specialist partners and capacity support a meaningful next step, rather than applying a prestige threshold.
We aim to review applications within 24 hours where operationally possible. Tell us if a particular date matters and what depends on it. The timing of any further step depends on your readiness, the property, available partners and the conditions of the proposed route. An application review is separate from a consultation, an offer or a sale; it does not promise any of those outcomes or a completion date.
No. We consider properties that have never been marketed as well as those currently or previously on the market. If an estate agent is already instructed, include the agency name and the position of the sale. Any existing agreement or commitment should be understood with the relevant professional before a new appointment is made. A Montclare application does not end or change your current instruction.
You are welcome to apply. Explain the stage the transaction reached, what you were told about the reason it stopped and whether any question remains unresolved. That history helps us consider whether a different specialist route could be relevant. It is also useful to know what information is already available from the earlier process. An alternative introduction cannot guarantee that the same issue will be resolved or that a sale will complete.
Tenanted homes, HMOs and occupied portfolios may be considered. We ask about the existing arrangements, the information available and any practical restrictions on access. Applying does not require you to change occupancy or take action concerning a tenancy. Questions about tenants’ rights, notices, licensing or your obligations should be addressed with an appropriately qualified adviser. Suitability also depends on the specialist partners available.
A completed application receives a unique Montclare reference and is considered individually. Where we believe the service may be able to assist meaningfully, we will contact you about the next stage. Selected applicants may be invited to a private online consultation of approximately 45–60 minutes. We may need further information before a useful conversation or introduction can take place. Submission does not automatically trigger a partner referral.
No. We consider the circumstances, the owner’s intention and readiness, the potential relevance of available partners and our capacity. An application helps establish whether there is a worthwhile conversation to have. Sometimes an outstanding question needs to be resolved first, or a later review would be more appropriate. Completing the eligibility check or full application does not reserve a consultation.
It is an invitation to a more closely coordinated level of service following individual review and an initial private consultation. The decision reflects seller commitment, timing, practical readiness and the support the circumstances warrant. It is not awarded on property value alone. The agreed scope may include closer partner coordination, private meetings and additional contact arrangements; the details are confirmed individually.
Montclare is not presented as a property buyer and does not make an offer to purchase your property through this website. Where an introduction to a specialist buyer appears appropriate, that business will be identified. Any offer, conditions, checks and purchase terms come from that firm and must be considered on their own merits. An introduction is not a guarantee that an offer will be made or accepted.
Montclare’s intended role is origination and introduction, with personal contact around that process. We do not provide formal valuations, market the property as your agent, negotiate transactions, hold client money or carry out conveyancing. If an estate agency or another transactional service is required, it will be supplied by the relevant appointed firm under its own agreement. Your decision to instruct that firm is separate from your application to Montclare.
An application is not blanket permission to circulate your property or contact details. Before a proposed introduction, the recipient, the purpose and the relevant arrangements should be explained, with any required permission addressed separately. You should understand which business will receive information and why. Please read the Privacy Policy before entering details. Applications are received by the Private Office for individual review and are not automatically sent to property partners.
The intended process considers the property type, the proposed route, the business’s relevant experience, its service terms and applicable regulatory requirements. These matters need to be verified as part of the operational partner review. Before an introduction, the proposed firm and the reason for considering it should be explained, together with any material referral arrangement. You retain the decision about whether to appoint the business, and its performance is not guaranteed by an introduction.
Montclare may receive an introduction fee or commission from a specialist partner. Relevant commercial arrangements, and any charge you would be asked to pay, must be explained before you decide whether to proceed. The proposed partner must also explain its own fees and terms. Completing an application does not authorise a charge, appoint an estate agent or commit you to a transaction.
Begin with the property postcode, type, your own estimate of value and your preferred timeframe. The fuller application asks about ownership, occupancy, condition, marketing history and practical readiness. A broad, accurate account is sufficient for the initial review; acknowledge anything that is uncertain. Do not commission a valuation or technical report solely to complete the form, and do not include identity documents, banking details or sensitive personal information.
You can choose to save progress in the same browser on your device for up to seven days. This is optional and does not submit the application or synchronise it across devices. Use a private device, as another person with access to that browser may be able to see the draft. You can resume from the application page or use the clear-draft control to remove the saved information.
Private meetings are offered by invitation where the circumstances warrant a more detailed in-person discussion. They follow the initial online consultation and are arranged at selected Central London business locations, with the venue confirmed personally. The starting point is the Private Client Application. A meeting is not automatically included for every applicant or available as a separate open booking.
Explain where matters stand and what needs to happen before you can decide. You may be waiting to speak with another owner, establish your onward plans or clarify a practical issue. We consider those details when assessing readiness. If an immediate consultation would not be useful, a later review may be more appropriate. An honest account of the uncertainty helps us make that assessment.
